Reduce Energy Costs and Improve Space Utilization

Lighting, heating and cooling accounts for over 70% of electrical costs in typical office space environments. The Redwood Building-Performance Lighting Platform reduces these expenses with an industry-best average of 75% energy savings on lighting electrical load. The platform also lowers heating, cooling and ventilation costs by communicating detailed occupancy data to HVAC systems, so they can dynamically adjust based on occupancy. Additionally, Redwood provides detailed occupancy data accross the entire building, to help facility managers optimize their use of space.

HVAC Energy Savings
LED fixtures emit far less heat compared to traditional luminaires and the Redwood Platform reduces the heat load even further by dimming the fixtures as well as centralizing the drivers and placing them in a telecom or electrical closet. In addition, the system can communicate detailed real-time occupancy data to variable air volume based HVAC systems. This in turn enables the HVAC system to provide heating and cooling based on actual needs, ultimately saving money.
Space Utilization
The fine-grained data the platform receives on occupancy is used to measure and maximize space utilization to drive real estate costs down and improve occupant satisfaction.
Real-time insights into usage patterns and room availability throughout a building or campus can now be realized. As a result, facility managers can improve building utilization as they have accurate and actionable intelligence on how well break-rooms, conference rooms and desk areas are being used. Decisions on needing additional office space can be delayed when existing buildings are being used inefficiently, and new applications can be developed to aid employee productivity.
Space utilization apps tying into popular calendaring systems such as Microsoft Exchange® and Google Calendar™ can automatically free-up unoccupied rooms that had been previously scheduled for meetings — effectively creating additional conference room capacity and making it easier for employees to find meeting rooms.
This information also benefits facility managers by providing historical data on conference room utilization, so they have a better understanding of actual demands, thereby improving their companies’ bottom line by avoiding costly real estate expansions.
The system measures temperature across a facility providing detailed thermal information and alerts if temperatures go out of band. The platform has the capability to add additional sensors for enhanced monitoring.

Energy Savings Techniques for the Office
Redwood’s advanced energy savings techniques significantly reduce lighting load. The following report, generated by the Redwood Platform, quantifies the power consumption impact of each technique compared to a fluorescent system with no controls.

A Single, Cost-Effective Platform for Energy Savings and Space Utilization
Commonly, lighting and controls involve three distinct and separate systems for power, control and measurement. The complexity of each system requires significant design time and field set up that increases the install cost and delivers a solution with limited control and intelligence. With AC-power wiring, these systems are not easily expanded, upgraded or re-provisioned as the needs of the business change.
Redwood’s Building-Performance Lighting Platform serves as a single system to power and control lighting at the individual fixture level, in the most energy efficient way, as well as provide fine-grained data on occupancy to measure and maximize space utilization.
